Project Description: Construction of a new, four-story building with 12 residential units (including one designated affordable unit onsite) and ground floor retail (built “black iron ready” with 15’ ceilings and floor-to-ceiling glass frontage).
The proposed building dimensions are already permitted under the existing zoning, and could be built by-right (without zoning change) with eight market-rate units. The upzone is requested to allow additional density, permitting 12 units including one designated-affordable in the same structure.
