NOTICE OF ZONING CHANGE REQUEST
Following our public feedback process, we will be continuing discussions with the owner/developer. No final decision has been reached.
My office has received a request for the following zoning change:
Common Address: 5155-5159 N Lincoln Ave
Current Zoning: B3-2
Requested Zoning: B2-3
Developer: Grand Properties Acquisitions LLC
Project Description: Teardown of existing building and construction of a new five-story building, ground floor containing rental commercial space at the corner (including Jimmy’s Pizza if they are interested in remaining as a tenant), two designated affordable work-live storefront units, and parking for 20 vehicles, and upper floors containing 40 residential units, 4 of which will be designated affordable. Please Note: Absent a zoning change the developer/owner intends to instead teardown and build a four-story, 14-unit condominium building, which can be done by-right in the current zoning, and would not trigger the city’s Affordable Requirements Ordinance. While the Alderman’s office does not issue statements of support or opposition until our public input process is complete, we as a general policy prefer developments that include affordable housing to by-right teardowns that add nothing to the Ward’s affordable housing stock.
