After consideration of resident feedback, the 40th Ward office has no objection to the proposed zoning change from RS3 to RT4 (Type 1) at 5119 N Claremont Ave.

Process

All proposed zoning changes in the 40th Ward undergo a community feedback process. Neighbors are invited to comment on the proposal at public meetings and online, and all comments and feedback are considered and discussed by Ald. Vasquez and the 40th Ward team prior to any decision being made. A detailed description on this process is available on the Community Driven Zoning page of our website.

Feedback on this proposal was generally positive; however, several neighbors outlined concerns about a permanent change of this property to RT-4 or potential changes in design plans to a multi-unit construction. During the community zoning meeting, the proposer made a commitment to adding a Type 1 Amendment and returning the property to RS-3 following the completion of the construction. With a Type 1 Amendment, the developer is only permitted to build new construction in line with designs submitted during the zoning process. Additionally, the homeowner has committed to rezoning the property following the completion of construction to RS-3 via a subsequent zoning application.

Given the inclusion of a Type 1 Amendment and rezone to RS-3 following completion, the 40th Ward office feels these concerns have been addressed and Alder Vasquez will support the zoning change.
