After consideration of resident feedback, the 40th Ward office supports the proposed zoning change from C2-2 to B2-5 at 1948 W Peterson Ave.

Process

All proposed zoning changes in the 40th Ward undergo a community feedback process. Neighbors are invited to comment on the proposal at public meetings and online, and all comments and feedback are considered and discussed by Ald. Vasquez and the 40th Ward team prior to any decision being made. A detailed description on this process is available on the Community Driven Zoning page of our website.

Feedback

We are deeply grateful to all our neighbors who took the time to engage and provide feedback. Your participation is what helps improve our community zoning process every time!

At the Community Zoning meeting, the developer shared two plans including an eight story building or a five story building. Neighbor feedback on the rezoning was extremely positive and showed a strong majority in favor of the five story proposal. Due to rising construction costs, the developer has also shared a preference for the five story proposal.

A majority of neighbors who submitted feedback also shared the need for more housing and affordability being added to this currently vacant lot. While the original five story proposal included 10 affordable units, we are pleased to share that, after conversations with the developer, an additional two affordable units will be added for a total of 12 affordable units onsite and 56 units total.

Seeing the strong feedback in support and added affordability, Alder Vasquez will support the zoning change. Our office looks forward to working with our neighbors, and to the development of the 1948 W Peterson Ave. site.
