After consideration of resident feedback, the 40th Ward office will support the proposed zoning change from RS3 Community to B2-5 by Mackinaw Development LLC at 5054-58 North Ashland Avenue with design changes.
Process
All proposed zoning changes in the 40th Ward undergo a community feedback process. Neighbors are invited to comment on the proposal at public meetings and online, and all comments and feedback are considered and discussed by Ald. The 40th Ward Office received a substantial amount of feedback on this project. Feedback on this proposal was majority positive citing an increase of density on this lot as a positive improvement, bringing more affordable housing to the ward, and the parcel being on a major street (Ashland Ave). Neighbors also expressed support for the burned down parcel being redeveloped.
Neighbors who were not supportive expressed concerns about the elevation designs of the property and facade design choices of the original project. In response, Ald. Vasquez met with the developers to provide feedback. The developers returned with revised facades to present a “true front” on Ashland Ave, a partial setback on the upper floor, and a one floor reduction in height for a total of five stories.
Hearing the feedback of the community and having reviewed the revised plans, Alder Vasquez will support a zoning change at this time.
